The renovation project for the Erretoretxe building, or Apaiz-etxe, is located in the rural setting of the Gipuzkoa municipality of Asteasu, in the Elizmendi neighborhood, next to the church of San Pedro. Built in 1900 as a parish house, it has a sober rectangular floor plan with a semi-basement, ground floor, two upper floors, and attic space. Its layout is adapted to the topography and forms part of the historic built fabric of the surrounding area.

The intervention redefines the interior of the building to house six dwellings on the upper floors, two premises in the semi-basement, and storage rooms in the attic, maintaining the unitary reading of the original volume.

Access is organized on two levels: an upper access from the existing bridge and the main access on the semi-basement level, both pedestrian and vehicular, via Elizmendi Street. The resulting outdoor space connects the entrance, parking, and living areas. The southeast and southwest facades open onto the landscape through terraces that extend the dwellings outward and reinforce their relationship with the immediate environment.

The intervention in the building envelope is limited to the opening of certain holes in the perimeter wall with the same characteristics as the existing ones. In contrast, the interior is completely transformed by the complete renovation of the structure—pillars, floors, and roof—allowing for adaptation to current regulations and greater flexibility in the distribution of the homes.

The new two- and three-bedroom homes seek to create bright and functional spaces where everyday life can unfold in harmony with the building and its surroundings.
